The incumbent must be able to perform the essential functions of this position either with or without reasonable accommodations. <br /><br /><strong> Job Summary: </strong> <br /><br />The Supervisor, Custodial Maintenance performs responsible supervisory work involving the assignment and direct supervision of custodial employees in maintaining the cleanliness and sanitation of buildings, offices, stations, as well as facility entrances and exterior walkways. The employee is also expected to prepare for and direct crews to respond to operational emergencies and severe weather events. The employee requires the use of independent judgment to apply the guidelines to specific situation and to deal with a variety of unanticipated problems and concerns. <br /><br /><strong> ESSENTIAL FUNCTIONS </strong> <br /><ul> <li> Supervises, trains, and evaluates the activities of all union custodial employees as well as temporary and seasonal employees in proper custodial procedures in the use of manually operated tools, electrically-powered machines, cleaning compounds, solvents and chemicals, and in work regulation. Supervises employees directly by using both verbal and written instructions and uses independent judgment in instances not covered by the guidelines. </li> <li> Ensures that custodial services meet the needs of the Authority and established custodial guidelines. Schedules work activities and adjusts workloads to compensate for scheduled and unscheduled absences, changing priorities, and special custodial projects. </li> <li> Ensures that the quality of custodial services meets established standards by inspecting the work of custodial personnel and directing corrective measures to be taken when necessary to meet those standards. </li> <li> Develops an effective team of custodial personnel by instructing all employees in the proper methods and use of materials and equipment for safe and efficient work performance, evaluating individual performances to meet established standards, providing require performance evaluations on custodial personnel and making recommendations regarding the retention of new employees. Assists with the hiring qualified employees by participating in the interview process and making recommendations regarding the employment of applicants </li> <li> Ensures that custodial personnel have the equipment and supplies necessary to perform custodial services. Issues supplies as needed by using WMATA enterprise resource systems to request replacement items and storing the supplies and equipment in a secure storage facility. </li> <li> Provides safety and environmental requirements instruction which includes methods for minimizing injuries and property damage and techniques for identifying and correcting safety hazards. Enforces compliance with personal protective equipment and established safety mandate requirements. Ensures employees can access Safety Data Sheets and supervises cleanup of spills and blood borne pathogens to ensure quality and safety standards are met. </li> <li> Conducts daily toolbox meetings, documents safety observations, develops job specific safety plans, and assists in conducting accident/incident investigations. Ensures workers have knowledge of and are in compliance with WMATA's established safety standards and procedures. </li> <li> Instructs employees on cleaning responsibilities, in a variety of industrial facility spaces (offices, maintenance shops, rail stations and other facilities) including carpet and floor care, cleaning/restocking restrooms, collection/disposal of trash, and the use and maintenance of industrial cleaning equipment (i.e., floor scrubbers and polishers, pressure washers, electrostatic sprayers and hand tools). </li> <li> Ensures custodial employees, seasonal and temporary employees have the knowledge and skills to perform their jobs safely and satisfactorily. </li></ul><ul> <li> Prepares reports/provides documentation to comply with administrative, personnel, operations and maintenance procedures/requirements. Accesses automated maintenance management system to document work performance data; and monitor work orders and backlog in compliance with WMATA's established rules and procedures; and to monitor performance and workload indicators. Ensures that administrative custodial personnel records and reports are accurate and current by reviewing and approving employee time cards and monitoring employee absences </li></ul><ul> <li> Prepares for and responds to severe weather events (snow/ice, heavy rain/high wind events, flooding, etc.) and provides continuity of custodial services under emergency conditions or unique circumstances. Maintains a safe transit environment for employees and customers </li></ul><br /> Instructs employees in the proper application and storage of cleaning products. Implements WMATA's established procedures for recycling and sustainability initiatives. Ensures employees know how to access Safety Data Sheets and comply with personal protective equipment requirements. Ensures adequate inventory of materials and supplies are available to efficiently reduce risk and waste, and in compliance with established rules and procedures. <br /><ul> <li> Monitors work volume and staffing requirements and recommends measures to enhance performance and productivity, reviews maintenance processes and procedures, and recommends improvements to insure proper work quality and productivity on a continuous basis. Assists with ensuring that specified contract services (as assigned) are provided by the contractor by inspecting the work performed, then noting them and advising the immediate supervisor of the shortcomings or other deficiencies. </li> <li> Meets with Station/Facilities Managers routinely to determine possible problems, trends or other items of concerns, and to coordinate with staff to ensure proper response or resolution to those concerns while to providing high-quality customer service. </li></ul><br /><br /><strong> OTHER FUNCTIONS </strong> <br /><ul> <li> Remains competent and current by attending training and/or courses required. </li> <li> Operates Authority vehicle between work locations to perform job duties as required. </li> <li> Evaluates new custodial supplies and equipment by conducting testing of such items and recommending the appropriateness of their use. </li></ul><br /> <strong> The essential duties listed are not intended to limit specific duties and responsibilities of any particular position.
