What you will be doing: Handle Landlord/Tenant court actions in Philadelphia. Review and sign complaints, certification, and requests for warrants. Make court appearances. Prepare settlement orders or judgment orders at court hearings. Prepare for and handle trials as necessary. Respond to Landlord/Tenant motions and orders to show cause Handle security deposit actions filed by tenants. Preparing and filing defense documents as necessary and appearing in court.Assist with Landlord/Tenant court actions in New Jersey as needed.Provide legal advice to Corporate, Property, Regional, and Facilities Managers as issues arise, primarily in Philadelphia as well as in other jurisdictions as may be assigned from time to time.Prepare and file applications for rent increases in rent controlled jurisdictions, primarily in Northern New Jersey and attend relevant municipal rent control hearings. Respond to applications filed by tenants before municipal rent control boards .Manage the internal appeals process for applicants who are denied a lease due to failing a criminal background check.Prepare and review standard form tenancy documents – leases, addendums, notices, etc.Work with County and Municipal authorities to resolve municipal code violations and other regulatory matters. Represent properties in U.S. Bankruptcy Court when tenants file bankruptcy – file Proof of Claims, Objections to Confirmation, etc. Prepare and file Motions for Stay Relief as necessary and appear at U.S. Bankruptcy Court. Utilize the Federal Electronic Filing System for filing and reviewing bankruptcy documents.Represent properties in disputes with contractors and other third parties.Review and negotiate vendor contracts when requested.Prepare and review correspondence to and from the Courts, other attorneys, and tenants with respect to legal issues.Draft, review and negotiate service contracts and negotiate disputes with contractors.Hire and manage outside counsel when such counsel needs to be retained.Work with the training and marketing departments as needed in reviewing, developing, and implementing new policies and procedures.Prepare and send email memos to Regional and Property Managers as needed to inform them of any changes in the State Landlord/Tenant laws or procedures, or as a reminder of proper procedures when it is determined that there may be some inconsistency or confusion as to the proper procedures to follow.Attend managers meetings and/or corporate meetings as needed for training or planning purposes.Qualifications:Juris Doctorate degree (JD) and member of the bar of the Commonwealth of Pennsylvania with 5+ years of legal experience in a real estate (landlord-tenant), and/or corporate-related field. Prefer a candidate who is also licensed in New Jersey as well. Courtroom experience preferred.
